Familiarity with Vanderbilt Beach, the specific properties, and the current real estate market is crucial to the satisfaction of making a sound purchasing or rental decision of a luxury home or luxury condo in the Vanderbilt area.
The Vanderbilt Beach real estate market has an eclectic selection of fine properties to choose from, including luxury homes, upscale beachfront and canal front homes, complete with their own boat slips. There are also a number of low-, mid-, and high-rise luxury condos in the area that offer incredible views of the Gulf, as well as some choices, which, depending on the market, may or may not be the wisest buy at the time. Vanderbilt is a prime area for luxury vacation rentals as well.
There are only thirteen houses directly on Vanderbilt Beach. Also, there are 3 streets in Vanderbilt Beach which are directly connected to the beach by their Deeded Beach Property for access to the beach. These homes not only have a canal for Gulf of Mexico access but also include a Private Deeded Beach Access where their street intersects with Gulf Shore Drive. Some of these Vanderbilt Beach homes are newer and truly "luxury homes" on the beach. Many of the older, smaller homes in Vanderbilt Beach have been replaced by much larger estate homes that feature exquisite details and views. Not all of the older properties are gone however, as there is an enchanting assortment of established homes and new construction in the area.
The majority of Naples Vanderbilt Beach single family homes are in Connors Vanderbilt Beach Estates, located on the west side of Vanderbilt Drive on fourteen canal front avenues along the Vanderbilt Bay. Most have a boat lifts /slips and provide direct gulf access via Delnor-Wiggins Pass State Park. In the Connors Vanderbilt section along Gulf Shore Drive and the three cul-de-sac streets adjacent to it, single family homes along the beach, or within walking distance are also available and typically offer deeded beach access and dramatic views. These single family home neighborhoods are a mix of new, recently built , larger estate luxury homes, and "tear downs", smaller homes built more than 20 years ago. Most homes for sale in Vanderbilt Beach are priced in the 900s and reach well into the millions.
Vanderbilt Beach condos start in the mid-500s, for an older unit, while houses start in the 800s on average. There are over sixty condominiums in the Vanderbilt Beach community. These include the newer luxury condominiums such as Moraya, The Vanderbilt, Vanderbilt Surf Colony, Vanderbilt Towers, Gulf Breeze, Baypoint, Vanderbilt Gulfside, Vanderbilt Shores Seville, Vanderbilt Shores Barcelona, Vanderbilt Yacht & Racquet, Regatta At Vanderbilt Beach, to name a few, as well as fabulous, yet older condominiums with great views and Gulf access such as Vanderbilt Beach and Harbour, Villas of Vanderbilt Beach and Chateau Vanderbilt. My familiarity with the details and conditions of all these different possibilities is a great asset to any prospective buyer or vacationing renter looking for a Vanderbilt Beach condominium.
The Vanderbilt Beach area of Naples has wide, beautiful, and popular beaches. Public beach accesses are few and far between but there are two main public beach accesses. One is at the south end of Vanderbilt Beach Road, near the Ritz-Carlton Hotel, where there is a public parking facility about a hundred yards from the beach. Arrive early to get a spot.
The other Vanderbilt Beach public access is at Delnor-Wiggins Pass State Park on the north end of Vanderbilt Beach Road. Delnor-Wiggins is the most visited state park in southwest Florida. The beach at Delnor Wiggins State Park is a beautiful oasis on an otherwise, very developed coastline. Delnor Wiggins State Park is separated from the mainland by mangrove swamps and tidal creeks. Within the park, a narrow barrier island, is a tropical coastal hammock where you can see subtropical vegetation and native wildlife: exotic birds, reptiles, loggerhead sea turtles, dolphins, and manatees. Visitors enjoy great fishing, shelling, picnic tables, barbeque grills, a boat ramp, bathhouses, and wheelchair access. Additionally, there is a concession that offers beach equipment at this location. When the parking area fills up the park gates are closed. This happens frequently during good beach weather and on weekends. Arrive early.
